Quick read
- DSCR stands for debt service coverage ratio: roughly, does the property’s rent cover its mortgage payment?
- The loan qualifies on the property’s income, not your tax returns, W-2s or personal debt-to-income ratio.
- Expect a larger down payment than a primary-home loan, often 20 to 25%, and a rate that reflects investor pricing.
- Because the property qualifies itself, DSCR loans can fit both first-time landlords and experienced investors.
How DSCR is calculated
The formula is simple: take the property’s monthly rental income and divide it by the monthly housing payment, which lenders usually measure as principal, interest, taxes, insurance and any HOA dues, often called PITIA. A ratio of 1.0 means the rent exactly covers the payment. Above 1.0, the rent more than covers it. Many programs want to see at least 1.0, and some allow lower ratios in exchange for other terms.

What you typically do not need
- Tax returns or W-2s to prove personal income.
- A personal debt-to-income calculation for the investment loan.
You still need good credit, a down payment and reserves, and the property must be appraised and have a lease or a market rent estimate that supports the numbers.
What to expect
| Typical for DSCR | |
|---|---|
| Down payment | Often 20 to 25% |
| Property types | Single-family, duplex and small multifamily |
| Ownership | Personal name or an LLC |
| Number of financed properties | Not capped by personal DTI, per the program |
| Pricing | Investor pricing, usually higher than owner-occupied loans |
| Other terms | Reserves are common, and some DSCR loans carry a prepayment penalty |
Pros and cons
The upside: faster, simpler qualification for self-employed investors and for people who already carry other debts. Each property stands on its own merits instead of stacking against your personal DTI.
The trade-offs: a higher rate and down payment than owner-occupied loans, and terms like a prepayment penalty that you should understand before you sign.
Before you make an offer
- Get a realistic rent estimate for the property, not an optimistic one.
- Add up taxes, insurance and any HOA to see the full payment.
- Plan for vacancies and repairs, because DSCR only measures the paper ratio.
- Decide whether you want to close in your name or an LLC.

What does DSCR stand for?
Debt service coverage ratio. It compares a property’s rental income to its monthly housing payment.
Do I need tax returns for a DSCR loan?
The loan qualifies on the property’s income, so tax returns and W-2s are not used to prove personal income.
Can I buy in an LLC?
Often yes. Many DSCR programs allow closing in an LLC. Confirm the details for your situation.
Is there a limit on how many properties I can finance?
DSCR programs do not qualify you on personal DTI, so they are not limited the way conventional programs can be, but each program sets its own rules.
